The valuation
An agency that quotes a high figure to win the instruction, then asks for reductions two months later, has cost you the strongest weeks of the listing. Ask which comparable sales the valuation is based on.
Commission and what it covers
Commission is usually a percentage of the sale price, but what it includes varies: photography, portal placement, floor plans, the energy certificate, and whether the fee is shared if another agency introduces the buyer.
Exclusivity and contract length
An exclusive mandate can mean more effort from the agency, or several months tied to one that has gone quiet. Check the term, the notice period and the exit conditions.
Where the buyer will come from
Portals, the agency's own database, foreign partner agencies or walk-ins. If your likely buyer is Scandinavian or British, an agency with reach into those markets may be worth more than a lower fee.
